Digital Staging for Real Estate Listings
Digital staging furnishes a photo of an empty room instead of the room itself. StageHQ does it with AI: upload the listing photo, pick a furniture style, and download a photorealistic, MLS-ready image about 30 seconds later — for $0.28 to $0.95 an image instead of $500 to $5,000 a room.

What Is Digital Staging?
How it works
How Digital Staging Works
Upload the listing photo
Any empty-room photo works; the best results come from a doorway shot at chest height with a full wall in frame. See how to photograph rooms for staging.
Pick the room and a style
Tell the AI what the room is for and choose from 30+ furniture styles, from Scandinavian to traditional.
AI stages the room
In about 30 seconds the room is furnished to scale, lit to match the photo, with the architecture left exactly as shot.
Download and disclose
Export at 4K or as an MLS-ready JPG with the disclosure label, plus the disclosure pack if your board asks for the original.
Digital Staging vs Physical Staging
Cost: $0.28–$0.95 vs $500–$5,000
Physical staging is priced per room per month, plus delivery and removal. Digital staging is priced per photo, once. A ten-photo vacant listing costs under $10 with StageHQ; see the full cost comparison.
Time: 30 seconds vs 1–2 weeks
No stager scheduling, furniture delivery or second photo shoot. Stage the photos the day the listing is shot and publish the same day.
Every room, every style
A physical stager furnishes the three rooms that fit the budget. Digital staging covers every empty room in the property, and you can render the same living room in Scandinavian, modern farmhouse or luxury to match the buyer profile.
Disclosure built in
Digitally staged photos must be disclosed on most MLSs and, in California, on the image itself. StageHQ can burn a "Virtually staged" label into the export and ships a disclosure pack with the untouched original — see MLS-compliant staging.
Where physical still wins
Showings. Digital staging gets buyers through the door; the room they walk into is still empty. Many agents pair digital staging for the listing with light physical staging of the entry and primary living space.
No lock-in
Prepaid credits that never expire, no subscription, and the clean, un-watermarked file is yours to use on the MLS, portals, print and social.
What StageHQ Digital Staging Includes
Precise Staging
Furniture and decor added, architecture untouched — the default for MLS photos. This is what 24 of the 26 pairs on our examples page show.
Creative Staging
Furniture plus the layered decor a stager brings on install day: art, plants, lighting and textiles. For marketing and social, not the primary MLS photo.
Remove Furniture
Occupied or cluttered room? Erase the seller's belongings first, then digitally stage the empty result.
AI Renovation
Show a dated kitchen with new cabinets, counters and floors as a clearly labelled concept rendering — for fixer-uppers and flips.
4K export and MLS presets
Download at full 4K, or as an MLS-sized JPG with the disclosure label already in place.
Edit with a sentence
"Swap the sofa for a sectional", "warmer wood", "add a rug" — refine any render with a follow-up instruction for one credit.
Who Uses Digital Staging
Listing agents
Stage every vacant listing the day it is photographed. Digital staging for realtors at $0.28 an image pays for itself on the first showing request.
Real estate photographers
Add digital staging as a line item on every vacant shoot. Photographers deliver it with the photo package and keep the margin.
Property managers and brokerages
One shared credit pack for the whole roster; every unit listed furnished without a model apartment. See staging for property managers.
Investors and flippers
Stage the after and, with AI Renovation, preview the renovation itself before committing to it. Built for house flippers.
Owners selling themselves
Professional-looking listing photos without a stager or a photographer's retouching bill. Digital staging for FSBO sellers.
Short-term rental hosts
Photograph an empty unit and publish it furnished while the real furniture is still on order. See staging for Airbnb hosts.

Digital Staging FAQ
What is the difference between digital staging and virtual staging?
None in practice — they are two names for the same service: furnishing a photograph of an empty room rather than the room itself. "Virtual staging" is the term most MLS rules and vendors use; "digital staging" and "digital home staging" are common among agents and sellers. StageHQ is digital staging software either way.
How much does digital staging cost?
With StageHQ, $0.28 to $0.95 per image depending on the prepaid pack ($19 for 20 images, $39 for 100, $69 for 250), with no subscription and credits that never expire. Traditional digital staging services that place furniture by hand charge $20–$100 per photo. Physical staging runs $500–$5,000 per room for the first month.
How long does digital staging take?
About 30 seconds per image with StageHQ, so a ten-photo vacant listing is staged in the time it takes to write the description. Manual digital staging services typically quote 24–48 hours.
Do I have to disclose digital staging?
Almost always. Most MLSs require digitally staged photos to be labelled, and California's AB 723 requires the disclosure on or beside the image itself. StageHQ can burn a "Virtually staged" label into the export and provides a disclosure pack containing the untouched original, so compliance is one download.
Can digital staging remove furniture that is already in the room?
Yes. Remove Furniture mode erases the existing furniture and clutter and rebuilds the floor and walls behind it, giving you an empty photo to stage. Because that changes what the room currently contains, disclose it the same way you would disclose added furniture.
Is the staged image good enough for the MLS and print?
Renders export at up to 4K, above what any MLS accepts and enough for a brochure or a yard-sign rider. The furniture is scaled to the room and lit to match the photo; walls, floors and windows are untouched in Precise Staging mode.
Can I try digital staging before paying?
Yes. Sign up for 3 free renders with no card. Free renders carry a preview watermark; any credit pack unlocks the clean files and 4K export for everything you have already staged.
